Important Terms to Know for Renting in Manizales

If you’re new to Manizales or prefer a do-it-yourself approach to finding a rental, understanding the local terminology is crucial. Here are the key terms you’ll need when searching for a house or apartment:

Fiador

A fiador is a co-signer who owns property and guarantees your lease—meaning they could lose their property if you fail to pay rent. Most foreign residents won’t have one, and many landlords require it. If they do, move on to the next listing.

Arriendo / Renta

Both words mean “rent.” You’ll see “Se Arrienda” or “Se Renta” signs hanging in windows across the city. Look for handwritten signs, as they typically indicate direct-owner rentals. Real estate agencies almost always require a fiador.

Habitación

If you see “Se Arrienda Habitación,” it means they’re renting a single bedroom, not an entire apartment.

Asking About Price & Size

  • ¿Qué costo tiene? / ¿Cuánto es por mes? – Choose your favorite phrase and practice it before calling. The more foreign you sound, the more they assume you’ll pay higher rent.
  • ¿Cuál es el tamaño? – Apartment sizes start around 50 square meters and can exceed 200 square meters. Older apartments tend to be larger, while newer ones are more compact.

Alcoba / Cuarto / Piso / Habitación

These all mean “bedroom,” proving that Spanish is never as simple as it seems! Luckily, “baño” is the only word for bathroom—a small win for your Spanish skills.

Cocina Integral

This doesn’t mean a “wholesome kitchen”—it means a modern one, possibly with an oven, cabinets, and countertops. Traditional Colombian kitchens often have tile or concrete counters, no built-in cabinets, and a curtain covering the lower shelves. Dishwashers? Forget about it.

Aseo / Ocio

Both refer to cleaning. If someone says “Estoy haciendo el aseo,” they’re deep-cleaning their house, often with harsh chemicals banned in most countries. One notorious cleaner, “Varsol,” smells like varnish and is linked to dementia, respiratory issues, and even death. Avoid it at all costs. If your cleaning lady pulls out a bottle—fire her immediately.

Administración

Many condos and apartment buildings charge an extra monthly fee for maintenance and security staff. Your doorman (“celador”) or security guard (“guardia”) carries an ancient revolver that’s probably more useful as a hammer than a weapon. Be nice to them—they can make your life heaven or hell. At Christmas, gifting them $20,000 COP or a bottle of aguardiente/rum is a smart way to stay on their good side.

Bodega

Older apartment buildings often include a bodega—a small storage unit in the parking garage or basement, perfect for stashing all the extra stuff you brought from home.

    This would be WAY more useful if you included a map of where the mentioned neighborhoods are. (Google maps only indicates the outlying barrios). Otherwise, thanks for the info!
